1. Non-aggression commitment from the US — A binding commitment from the US (and allies) against future attacks on Iran, confirmed by the United Nations Security Council!
2. Control of the Strait of Hormuz by Iran — Iran retains full control, including the ability to regulate traffic and charge fees for maritime transport (a significant economic and strategic demand).
3. Limitations on Iran's nuclear activities for 10 years, but also acceptance of Iran's right to enrich uranium — Official recognition of Iran's nuclear enrichment activities (for civilian purposes, according to Iran), with Iran committing not to develop nuclear weapons.
4–5. Lifting all primary and secondary sanctions — Removal of direct US sanctions against Iran and sanctions against third parties doing business with Iran.
6–7. Termination of United Nations Security Council and IAEA resolutions against Iran (related to the nuclear program and other issues).
8. Compensation/war damages for Iran (infrastructure, military, etc.).
9. Withdrawal of US troops from the region (combat forces from bases in the Middle East).
10. End hostilities on all fronts — Cease regional wars, including against Iran's allies/proxies such as Hezbollah in Lebanon, and the broader "Axis of Resistance" groups.

Iran has just withdrawn from the peace talks scheduled to take place tomorrow in Islamabad.
Full statement from the Iranian negotiating delegation, translated:
Iran has informed the U.S. through the Pakistani intermediary that it will not attend the negotiation round on April 23.
